What are measurement services?

A measurement service is just what it sounds like: Based on what you want, an appraiser will measure the home's dimensions and area, then draw a basic or highly detailed layout. The appraiser's report and floorplan is a document that can be used to prove a precise Gross Living Area (GLA), the sum of all livable area, of your home. These services are useful and often necessary when challenging property taxes or selling a property.

How do floorplan services work?

During a measurement or floorplan service, an appraiser measures the property with a measuring tool — generally a tape or laser measuring device. As they walk the home, they notate the layout of the rooms and other features, like stairs, hallways, and fireplaces. They may sketch the property. Then, the appraiser creates a report and a more detailed floorplan showing the total area of the house and the overall layout. The resulting report is a document that can be used to prove certain specs of your property — like the Gross Living Area (GLA) — on tax documents, property listings, and more.

When is a home measurement or floorplan service required?

Real estate taxes

Tax records often reflect inaccurate square footage because the values can come from various sources, and sometimes go unproven — which means you may be taxed for more space than you have! Unless an appraiser has recently completed an evaluation on your property (after any updating that might have affected square footage), you'll need an appraiser to perform a home measurement service before disputing your taxes. An appraiser will verify the accurate Gross Living Area (GLA) of your property so your taxes can reflect your actual square footage — and you can stop paying more than your house is worth.

Selling your home

A home measurement service can secure fair market value for your home. Living space is one of the biggest factors potential buyers consider when purchasing a home — but since square footage values are often approximated rather than accurately measured, your home listing might show less Gross Living Area (GLA) than it can take credit for. An inaccurate GLA could potentially reduce the selling price of the property as well as the number of interested buyers. The only dependable method of using a definitive GLA when listing your home is to refer to a previous appraisal or home measurement service carried out by a certified appraiser (after any remodeling that might have affected square footage).

For real estate professionals

To make sure that your client's home sells at a price that accurately reflects true market value, we suggest requesting a floorplan service for the property. Your clients, and especially potential buyers, will be grateful for your attention to detail, and you can rest assured knowing the GLA on your client's listing is truly representative of their home. A measurement can also be an excellent marketing tool for getting potential buyers interested since they can review the layout and attributes of the house before and after touring.
